Reed’s journey into real estate is inspiring and unique. He started in property management, which, as he described it, was a “phenomenal job to learn.”

Although the pay wasn’t stellar, it gave him an unmatched foundation in the industry. He handled everything from unlocking doors for showings to managing repairs and maintenance. This hands-on work built his understanding of real estate’s inner workings.

He credits much of his success to key mentors, like Bradford Real Estate founder Kyle Felts, who guided him through the complexities of real estate. Reed’s experience grew with their support, and he soon moved from unlocking doors to closing deals!

The real estate market never sleeps, but it certainly changes pace. Here are some insights from Reed that you can use to adapt.

The Challenges and Benefits of Working in Real Estate

Reed and I agreed that being a realtor is unlike any other profession. Our work hours don’t fit neatly into a 9-to-5 box. Instead, they often revolve around our clients’ schedules. Early morning meetings, late-night calls, and weekend showings are par for the course.

And yet, despite the demands, we love what we do. The flexibility, connections with people, and rewarding outcomes make it all worthwhile.

From Property Management to Sales: Transitioning for Success

Reed’s transition from property management to real estate sales highlighted how different these roles can be.

While property management focused on day-to-day maintenance, real estate sales required intensive client interactions and deal-making skills.

Reed’s experience with Southwestern Advantage, selling educational books door-to-door, prepared him well. It was rigorous work, but it taught him resilience, communication, and adaptability, which continue to serve him as a realtor.

Comparing Real Estate Practices Between Nashville, TN, and Berkeley, CA

One of the most eye-opening parts of our conversation was comparing real estate practices in Nashville and Berkeley.

Real estate contracts in Nashville are generally shorter, averaging around 10 or 11 pages, while ours in Berkeley often stretch to 17 pages.

The closing process also varies, with title companies in Nashville taking on much of the paperwork, whereas in California, we often handle it alongside attorneys.

These regional differences reflect how adaptable realtors must be, depending on where we work.

Unique Real Estate Market Considerations

Reed and I explored various market-specific considerations.

In California, for example, real estate deals can hinge on ordinances related to sidewalks or sewer lines. Nashville, on the other hand, has a more conservative approach with fewer such restrictions.

However, one thing is universal: a good realtor must guide clients through every step, from finding the right mortgage broker to reviewing contracts and ensuring compliance with local laws.

Insurance Challenges in Real Estate Transactions

The insurance landscape is another area where our markets differ greatly.

In California, finding home insurance is increasingly challenging, especially for properties in wildfire-prone areas. The California FAIR Plan offers limited coverage at a higher cost. In contrast, although rates are rising, Nashville’s insurance market is more stable.

These issues can disrupt real estate transactions, and as Reed and I discussed, it’s crucial to have solutions ready for clients.

Importance of Continuous Learning

Realtors must always be learning. Markets change, laws evolve, and clients’ needs shift.
