Building a luxury custom home isn't simple. It takes careful planning, smart decision-making, and a deep understanding of how every detail impacts the final product. From choosing the right lot to managing the constant stream of decisions, every step matters.

I recently had the pleasure of sitting down with Devon Vought, the president of Vought Construction, on my podcast. Devon shared his years of experience in the custom luxury home market, and I couldn’t wait to bring these insights to you.

From Framing to Luxury Builds: Devon’s Evolution in Construction

Devon didn’t start in luxury. He began his career doing framing work. That early experience taught him the core of construction. Over time, he grew his business and shifted his focus to custom luxury homes.

While Devon now focuses mostly on sales and growing the company, he still loves being hands-on. He often spends time on-site operating heavy equipment during the early stages of a build. He enjoys being involved in excavation work, watching the transformation of raw land into a home site.

That passion for the building process keeps him connected to the work, even as his role has changed.

Why Luxury Custom Homes Are So Different

For Devon, every custom build is different. With each home, his team faces new challenges and deals with unique designs. Every fireplace, kitchen island, or feature wall may require new methods, materials, and knowledge. What works for one house might never apply to another.

Custom homes require superior problem-solving skills and attention to detail. And, to bring each vision to life, Devon works closely with architects, vendors, and clients.

The Financial Realities Behind Custom Builds

Many people assume that building luxury homes must be more profitable than production building. Surprisingly, Devon explained that's not always true.

Production builders work on volume and repeatability. Luxury custom builders spend more time on details and problem-solving, which often increases costs. Remodels can be even trickier!

Devon shared stories of clients who ran into unexpected expenses after work began.

One client discovered they needed a new foundation after demolition. That added $200,000 to the project unexpectedly.

Devon stressed the importance of upfront due diligence to catch these kinds of surprises early.

Managing the Building Process for the Client’s Peace of Mind

Devon maintains open and constant communication with his clients. He shares progress photos daily using shared Google albums.

This proactive approach helps keep clients informed and reduces stress. While remodels often bring unexpected delays, ground-up construction tends to follow a more predictable timeline once excavation begins.

Site selection also plays a big role. Devon prefers downslope lots for building, even though they often cost more upfront. Upslope lots may seem cheaper, but the extra excavation and dirt removal can add significant expense.

Devon learned this the hard way on one of his spec projects, where removing dirt alone cost him over $160,000.

Market Dynamics, Supply Chain Pressures, and Client Mindsets

The current market brings additional challenges. Devon and I discussed how supply chain issues, tariffs, and price swings impact building costs. To protect his clients, Devon often works with vendors early to lock in prices.

For high-cost materials, like steel, appliances, and plumbing fixtures, he negotiates storage and holds inventory ahead of time. This helps avoid future price spikes.

Lumber, especially from Canada, also remains a concern. During the COVID-19 pandemic, framing prices surged. Devon works closely with his suppliers to monitor these trends and act early when possible.

Moreover, clients react differently to market conditions. Some pause their projects when markets dip, waiting for stability, while others choose to expand their projects, believing that inflation will only drive costs higher later.

Devon sees both mindsets in his clientele, and he adjusts accordingly.

To weather market fluctuations, Devon focuses on keeping a full schedule of projects lined up well into the future. As he puts it, "sell, sell, sell." This steady pipeline allows him to manage his workforce and resources effectively.

I could relate to this approach. In real estate, I do the same. I keep a steady stream of listings and maintain a full pipeline of buyers and sellers. Having consistent activity helps both of us stay ready for whatever the market brings.

How Long Does It Really Take to Build a Luxury Custom Home?

One of the most common questions clients ask is, “How long will it take?” Devon shared that spec homes, where the builder controls decisions, can often be completed in about two years from lot purchase to move-in.

However, when clients are involved in every detail, the process often stretches to three years or more. Custom homes take longer because every decision, from layout to finishes, involves time, discussion, and planning. The result, though, is a true dream home built to exact preferences.
