Pricing your home correctly is crucial to the selling process. Setting a fair price from the start attracts the most interest from Real Estate Agents and potential buyers. Overpricing can result in reduced interest, while underpricing may cause you to receive less than your home's true value. Collaborating with a team of experienced Real Estate Agents is the best way to establish the right selling price. They can analyze what comparable homes are selling for, assess the current market, and may even recommend a home appraisal.

If you've maintained your home in showroom condition, you're among the minority of homeowners. Once your home is priced, it's time to prepare it for potential buyers. This involves decluttering, depersonalizing the space so buyers can imagine themselves living there, making minor repairs, and performing a deep clean to ensure your home is in pristine condition.

We will create a customized marketing strategy to effectively advertise your home. This includes listing the property and attracting the right audience through social media campaigns, agent-to-agent referrals, traditional media, email campaigns, prints, and SEO advertising. Our goal is to maximize traffic to your listing, especially within the first three weeks after listing your home.

Receiving an offer is an exciting milestone, but it's not the end of the process. We will review each offer to ensure the buyer is prequalified or pre-approved by a mortgage lender and that the offer meets your expectations. If an offer is too low, you can make a counteroffer or propose alternatives to bridge the gap, such as covering some or all of the closing costs, making repairs, adjusting the move-in date, or including certain appliances or fixtures for the buyer.

Once an offer is deemed acceptable, we will review the proposed contract to ensure it includes all necessary components: deposit amount, down payment, financing, inspection rights and repair allowances, contingencies, settlement date, and a list of fees along with who will cover them. After both parties agree to the terms, your realtor will prepare the final contract.

You've reached the final stage of the seller's process. Closing on the sale of your home involves legally transferring ownership to the new buyer. We will meet with the company handling the transaction to sign the final paperwork and address any outstanding issues. Additionally, you can coordinate with your Real Estate Agent team to manage final details such as canceling utilities, cable, and lawn or trash services, updating account names for retained services, and providing instructions for appliances remaining in the home to the new owner.
