Success in real estate is all about strategy. The right sales approach can mean the difference between securing a deal and losing out to the competition. Whether you're a seasoned professional or just starting, understanding how to connect with clients, build trust, and master negotiations is essential.
Recently, I had the pleasure of hosting Shawn Kunkler on my podcast. Shawn is a highly successful real estate agent in San Francisco, and his journey in sales is nothing short of inspiring. His experience, from martial arts to managing high-end athletic clubs, has given him a unique perspective on what it takes to excel in real estate sales.
In this episode, we dove deep into the key aspects of real estate sales, including mindset, strategy, and the importance of finding the right brokerage.

Let’s break down some of the valuable insights Shawn shared during our conversation.
Shawn Kunkler’s Background
Shawn’s journey into real estate started far from the Bay Area. Originally from Connecticut, he moved to San Francisco more than 25 years ago. His first taste of sales came at the young age of 18, and since then, every role he’s taken on has involved some form of selling.
His passion for martial arts led him to manage and eventually run martial arts schools. Later, he transitioned to working at high-end athletic clubs, where he refined his ability to sell memberships and services. This sales foundation eventually paved the way for his successful career in real estate.
Today, Shawn is a top-producing agent in San Francisco, working with Compass.
Shawn’s Insights on Unlocking Real Estate Sales Success
In my conversation with Shawn, we explored what makes a great salesperson and how strategic thinking can drive long-term success.
The Connection Between Martial Arts and Sales
Sales and martial arts might seem unrelated, but Shawn believes they share critical similarities. Martial arts taught him discipline, resilience, and strategic thinking—skills that are just as important in real estate sales.
I found this fascinating because, in my own experience, theater and real estate also have a lot in common. Whether it's martial arts or the performing arts, preparation, adaptability, and persistence are key to success.
Shawn also compared sales to a game of chess—every client, negotiation, and property is different. Winning requires strategy, and most importantly, the ability to listen.
He stressed the importance of understanding a client’s true needs and adjusting communication styles accordingly. Active listening can reveal what a client really wants, even when they don’t say it outright.
The Right Mindset for Sales Success
Confidence is everything in sales. Shawn and I both agreed that, just like in sports or martial arts, approaching a deal with a winning mindset is essential. If you walk into a negotiation thinking you’ve already lost, you probably will.
Shawn emphasized that sales skills aren’t something you’re born with. They’re developed through practice, discipline, and learning from past experiences.
Mistakes happen, but the agents who grow from them are the ones who succeed in the long run.
Trusted Advisor vs. Salesperson Debate
One topic that comes up often in real estate is the distinction between being a “trusted advisor” and a “salesperson.” Many agents shy away from the term “salesperson,” but the truth is, we are selling something—our expertise, our ability to negotiate, and ultimately, the best possible outcome for our clients.
Being a trusted advisor also means more than just guiding clients; it means actively helping them through every step of the process, from finding mortgage brokers to closing deals.
Shawn embraces the sales aspect of the job, seeing it as problem-solving rather than just selling a product.
Real Estate Brokerage Transitions
Shawn’s career has taken him through multiple brokerages. He started with Keller Williams and finally ended up with Compass. Each transition was based on his evolving needs as an agent.
Compass, he explained, provides the tools and support that make it easier for agents to succeed. In real estate, having the right brokerage can make all the difference, and choosing one that supports your goals is crucial.
The Importance of Brokerage Culture
Shawn and I talked about how different brokerages shape agents' careers. Some companies offer extensive training, while others provide more independence. Finding the right fit is essential.
For me, real estate is deeply personal, and the culture of a brokerage should reflect that. The best brokerage is the one that gives you the resources and environment to thrive.
Building and Managing a Real Estate Team
Shawn keeps his team lean and efficient. He works with an operations manager, a marketing specialist, and a transaction coordinator, with only one other agent handling sales alongside him.
I have a similar setup. While large teams work for some agents, I’ve always preferred staying hands-on with my clients. Shawn and I both agreed that once a team grows too large, it starts operating more like a brokerage than a real estate team.
Time Management and Work-Life Balance
Shawn challenged the idea of work-life balance, calling it a myth. He believes that life naturally ebbs and flows, and when you love what you do, work and life become intertwined.
However, I see it a little differently—I believe time blocking is crucial. Scheduling dedicated work and personal time allows me to manage my priorities without feeling overwhelmed.
Realtor 180: Shawn’s Podcast
In addition to being a successful agent, Shawn also hosts his own podcast, Realtor 180. His goal is to help real estate professionals shift their mindset and grow their businesses.
This resonated with me because real estate podcasting is a passion of mine as well. Sharing stories, insights, and strategies helps elevate the entire industry.
