In the world of real estate, some professionals don’t just build successful careers—they build legacies. These are the individuals who leave an indelible mark, not just through their transactions, but through the relationships they foster and the standards they set for the industry.
On a recent episode of my podcast, I had the privilege of sitting down with one of California’s most respected realtors, Julie Gardner. Julie is someone I have admired for decades, not just because of her success but because of how she’s achieved it with honesty, transparency, and a genuine passion for helping others.
Our conversation wasn’t just about homes and sales; it was about what it takes to build something lasting in an ever-changing industry.

Julie Gardner’s Background and Journey Into Real Estate
Julie’s journey into real estate is as unique as it is inspiring. Growing up in Sacramento as one of six children, she was surrounded by the world of real estate from an early age. Her father was a broker who specialized in fixer-uppers, and Julie, along with her siblings, spent their childhood learning skills like painting, landscaping, and home maintenance.
Although real estate seemed like a natural path, Julie initially pursued a different dream. She moved to Los Angeles and became a professional dancer, performing at Great America until the age of 25.
When she decided to leave dancing, she transitioned into the design field, working with architects and designers before starting her own business.
Motherhood eventually led her to her next chapter. Living in San Francisco with her husband, who is a defense attorney, Julie began fixing up her own homes. Together, they bought and flipped five properties over 12 years, turning sweat equity into financial stability.
It was then that Julie renewed her real estate license and officially entered the field, where she has thrived for over 20 years.
Mastering the Real Estate Market: Insights from a Top Agent
During our conversation, she shared valuable insights into what it takes to thrive in one of the most competitive real estate markets in California.
Overview of the Piedmont, CA Market
Piedmont is home to some of the most sought-after properties in the Bay Area. The average price for a four-bedroom, three-bathroom home in this community is about $3.2 million. With only 4,000 homes and 130 transactions annually, it’s a tight market where relationships and reputation matter greatly.
Julie’s understanding of these dynamics, coupled with her ability to navigate rising costs and other challenges, has made her a standout in this competitive environment.
The Power of Teamwork and Transparency
Julie’s success isn’t hers alone. She attributes much of it to her incredible team.
Her sister plays a vital role as project manager, and her real estate partner, Sarah Abel, brings complementary skills and values to the table. Together with Sarah’s daughter, who manages tech support, they form a tight-knit, family-oriented team.
Julie’s focus on transparency is another cornerstone of her business. She believes that honesty and clear communication lead to better outcomes for everyone involved.
As she said during the podcast, she isn’t a “poker player” in real estate. She prefers to put all her cards on the table, ensuring her clients, colleagues, and even competitors know exactly where she stands.
Julie’s Weekly Blog: A Platform for Storytelling and Connection
One of Julie’s most impressive accomplishments is her blog, the Piedmont Perspective, which she has been writing for 18 years. Through nearly 800 posts, Julie has shared stories of triumph, challenge, and emotion from her time in the trenches of real estate.
As someone who also shares stories through real estate podcasting, I understand how powerful this kind of connection can be. Real estate isn’t just about numbers and contracts. It’s about people!
Whether through her blog or my podcast, these platforms allow us to bring the human side of real estate to life.
Challenges and Opportunities in Today’s Market
Our conversation also delved into the challenges facing real estate today. From rising costs to shifting commission structures, it’s a tough time for buyers, sellers, and agents alike.
However, Julie is optimistic. She believes that these challenges, while difficult, are also opportunities to redefine the industry.
Commission Structures and Buyer Representation
Julie spoke at length about how new commission structures and buyer-broker agreements are pushing agents to demonstrate their value more clearly than ever. For seasoned professionals like her, this isn’t an issue. For newer agents, she said that it’s a chance to grow and improve.
Another point to emphasize is the importance of guiding clients through every step of the process. From connecting them with mortgage brokers to ensuring a smooth closing, the dedication to service is what sets an agent apart.
Kindness and Professionalism in Real Estate
Something Julie and I both agree on is the importance of kindness in our industry.
Unfortunately, civility seems to be in short supply these days, both in real estate and beyond.
Julie’s approach is to lead by example, showing kindness and professionalism even in the most challenging situations.
